Hotel cancellation and deposit policies vary based on the selected rate offer. Different policies may also apply during special events and holidays.
Standard Flexible Policy:
The reservation may be modified or cancelled up to 72 hours prior to arrival. A deposit equal to one night (room, tax & fees) is due upon booking. If the reservation is cancelled or modified less than 72 hours before arrival, a penalty of 100% of the prepayment is non-refundable.
Non-refundable Policy:
The reservation may not be modified or cancelled. The total price of the reservation is due upon booking. In case of cancellation, modification, or non-show, a full penalty (room, tax & fees) will apply.
Early Check-Out Policy:
If the guest arrives and decides to leave early, the nights not spent 24 hours after the cancellation occurs will be subject to the Reservation Rate Plan Cancellation Policy.
No-Show Policy:
In case of a no-show, the total price of the reservation will be charged and is non-refundable.
Cancellation Request & Notification Policy:
All cancellation requests must be sent via email to Reservations@TheBoutiqueHotelMiami.com, stating the reservation number. Confirmation of cancellations will be provided via email immediately after processing.

Your use of any of The Boutique Hotel websites (this “Site”) is governed by the following terms and conditions. Your use of this Site constitutes an agreement between you and The Boutique Hotel and its affiliates, subsidiaries and related companies (collectively, “The Boutique Hotel”, “we”, “us” or “our”) and your acceptance of Terms & Conditions.
PLEASE REVIEW THESE TERMS AND CONDITIONS CAREFULLY BEFORE USING THIS SITE. BY USING, VIEWING, OR OTHERWISE UTILIZING THIS SITE, THE SERVICES OR FUNCTIONS OFFERED IN OR BY THIS SITE AND/OR THE CONTENTS OF THIS SITE IN ANY WAY, YOU AGREE TO EACH AND ALL OF THE TERMS AND CONDITIONS SET FORTH BELOW. IF YOU DO NOT AGREE WITH THESE TERMS AND CONDITIONS, PLEASE IMMEDIATELY DISCONTINUE USE OF AND LEAVE THIS SITE. CHECK-IN AND CHECK-OUT POLICIES:
Check-in Age:
Guest must be 21 years of age or older to reserve a room. Guest must present photo identification and proof of age upon arrival to the Hotel. Photo identification must match name on the reservation and credit card for reservation payments.
Check-In:
Our check-in time begins at 4:00pm EST. If you arrive earlier and an early check-in is available, a fee may be applicable.
Check-out arrangements will be finalized during check-in. The remaining balance of your reservation's room rental amount is due at check-in or beforehand, depending on the reservation rate and applicable prepayment or deposit policies.
Please note that check-in will be completed only after full payment and approval of the incidental security deposit for the room.
You will receive your room key after settling the full rental amount at check-in. Any costs incurred for replacing lost keys will be deducted from the incidental security deposit.
During check-in, our receptionist will provide you with any necessary information to enhance your stay, such as the location of nearby shops, restaurant recommendations, local attractions, and nightlife options. Feel free to ask our receptionist for anything that could make your stay more enjoyable and convenient.
Check-out:
You may check out any time before 11 AM local time. Requests for later check-out times can be made, but we cannot always guarantee accommodation due to availability and occupancy levels. The late check-out fee varies depending on the time of day and current daily rates.
Upon check-out, please return your room keys to the Front Desk Receptionist located in the lobby on the ground floor. Please be aware that a thorough inspection of the room typically occurs after check-out, and we reserve the right to charge for any damages or breakages identified before the room is reoccupied.
Incidental Security Deposit
Refunds for incidental security deposit card payments are processed within 7 to 10 business days after check-out. The release of these refunds depends on the policies of your card issuing bank. Payments can only be made by credit card or debit card (please contact the hotel directly if there are changes to the debit card amount; cash payment is not an option). In exceptional cases where cash payment is accepted at management discretion, the amount of the incidental security deposit will be determined by management criteria.

Refunds Policy:
All reservation refunds are typically issued within 14 business days, depending on your reservation, and are credited to the original method of payment. If the hotel is unable to issue a refund due to any issues with the guest's card or other reasons, the guest must provide a valid full US address. Refunds will be issued in the form of a check or cashier's check sent by certified mail; PO Boxes are not accepted. For foreign transactions, guests should make arrangements directly with the hotel.
Hotel Property Policy:
Please note that our rooms are furnished with various amenities to enhance your stay. Guests are kindly requested to refrain from removing any items from the rooms, including bed linens and towels, which should be left in their original places. These items are provided for your comfort during your stay and are not intended as gifts. Any other amenities found in the rooms should also remain there. This policy excludes toiletries or any items specifically designated as complimentary by hotel staff at check-in. Any removal of hotel property, including from common areas such as the lobby and bathrooms, may incur fees for replacement.
Non-Smoking Property:
Smoking is strictly prohibited in all of our short-stay rooms. Upon check-in, you will be required to sign a document agreeing to a $500.00 fine for any evidence of smoking found in the room or any common areas of the building, such as window ledges, stairs, or near the reception area. Our policies align with local health and safety guidelines and the EEC recommendations concerning smoking in public places.
Please be aware that we reserve the right to immediately terminate your room reservation if:
- The number of guests exceeds the agreed limit
- Excessive noise occurs during evening hours or at night.
- The room is sublet or occupied by individuals not listed in the original booking. The number of occupants must match the booking confirmation, and any additional guests must be approved in advance.
- Additional charges per night will apply for each extra guest. We retain the right to cancel any reservation, without refund, if an unauthorized number of guests stay overnight in the room.
The rooms are situated at 439 Northwest 4th Avenue, Miami FL 33128. All guests are expected to respect the property and privacy of neighbors, refraining from excessive noise between 10:00pm and 08:00am ET. This regulation is in accordance with The Boutique Hotel's policies, prohibiting late-night parties.
The Boutique Hotel is not liable for lost or forgotten personal belongings on the premises.
Damages
During your stay, please handle the room, equipment, and furniture with care and maintain them in good order. Promptly inform Boutique Hotel staff of any damages or breakages in the room. As the guest, you are financially liable for any damage to the room, including losses resulting from your own or third-party negligence. A preliminary inspection of the room will occur at check-out time, followed by a detailed review before another guest checks in. You are responsible for any damages or breakages beyond normal wear and tear. In such cases, a detailed damage statement and invoice for repair or replacement costs will be promptly sent via email or fax. Any applicable costs will be deducted from the deposit if feasible, or billed separately if they exceed the deposit amount or after its return. It's important to notify us immediately after check-out about any damages, breakages, or issues with the room.
Reservation Confirmation
When you make a reservation, you are reserving a room type rather than a specific room. Each room type includes rooms of similar size and equipment, though their interior designs may vary. Reservations are confirmed upon receipt of a 100% advance deposit payment for either the first night's rate or the entire rental amount, depending on the cancellation policy of the reservation. Payments can be made using debit or credit cards. Please be aware that your booking is not finalized until you receive a confirmation email from Reservations@TheBoutiqueHotelMiami.com.
Breakfast Rules:
- Everyday"self-serve" breakfast to go is available 8:00 AM to 10:00 AM for a daily fee: USD $29.00 + taxes for 2 guest. If you have an additional guest on your reservation, the third guest will have a fee of "breakfast for one" which is $17.95 + taxes. Breakfast is a one time serving, if you decide to repeat, you will be charged for the second round.
Extending your stay
After you have booked your stay with us, you can extend your stay (depending on availability) by simply letting us know before you arrive.
Once you've made your initial booking with us, you have the option to extend your stay (subject to availability) by informing us prior to your arrival.
If you're currently staying with us and wish to prolong your stay, kindly notify us at least 24 hours before your scheduled check-out date. We'll make every effort to accommodate your request, which may involve transferring you to a comparable room if needed.
Children's stay policy
One child under 7 years old stays free of charge, please ask for children’s costs/cribs and subject to availability.
Pet policy:
We gladly welcome dogs as pets at our establishment! You can bring up to two dogs per room. Please ensure they use the designated areas for their business and remain leashed when outside the room. Unfortunately, pets are not allowed in the lobby areas due to health regulations. For the comfort and safety of all guests, pets must not be left unattended in rooms at any time.
To cover any potential incidents, a $50 deposit is required via credit card pre-authorization upon check-in. Additionally, there is a $20.00 pet fee per stay, per night. If your furry friend sheds excessively or has an accident in the room, a cleaning fee of $100 will be charged to the credit card on file. Any property or item damage caused by your pet will result in an incidental fee charged at market value to your credit card on file.
After check-out, any remaining funds from the pre-authorized amount will be released. Please note, depending on your bank’s policy, it may take up to 10 business days for the adjustment to reflect in your account. Please be aware that we do not allow cats, venomous creatures, or any kind of exotic animals as pets on the property. Make sure to read or ask at the Hotel about our pet policy.
Pets are not allowed in the rooms unless disclosed and registered with the Front Desk. Guests must provide pet documentation and pay applicable fees. A $100 fine will be imposed for unauthorized pets in the rooms, and immediate removal of the pet will be required from the property.
Accessible rooms
The Boutique Hotel is compliant with the Americans With Disabilities Act (ADA). We offer accessible rooms within the hotel ground floor only and subject to availability. Please ensure any requests, reach us by placing it in the comments section of the online reservation form, or by email to Reservations@TheBoutiqueHotelMiami.com after the reservation has been made.
Fire Arms Policy:
Any guest or visitor who is in possession of a firearm on hotel premises is personally responsible for abiding by all applicable federal, state and local laws with respect to firearms. Subject to the following restrictions, guests of The Boutique Hotel who are lawfully permitted to possess a firearm may bring such firearm onto hotel premises, provided that the presence of the firearm on hotel premises: is for storage purposes only; the firearm is and remains at all times unloaded; the firearm is and remains secured in a locked, hard-sided firearm container, provided by the guest, while transported to or from the guest room and while stored therein; and the firearm remains securely safeguarded at all times in a locked guest room or locked personal vehicle, except when transporting the firearm to or from a guest room. Guests who fail to abide by this policy may be asked to leave the hotel premises, without refund. The hotel premises are private property, and our firearms policy applies to: (i) all firearms, regardless of whether the firearm is a handgun or a long-barreled gun; and (ii) all guests and visitors, even those possessing a valid license or permit to carry a firearm. The only exception to the restrictions described in this firearms policy statement is for law enforcement officers and designated military personnel, who are on-duty and required to carry firearms in the performance of their duties.
Guest Safety Policy:
In our dedication to ensuring guest safety, our employees will refrain from divulging a guest's identity, room number, or presence to anyone except authorized law enforcement personnel. This policy extends to handling messages, forwarding phone calls indirectly, or taking delivery of messages. Guests are responsible for informing individuals of their presence and room number if they wish to receive calls or visits. For security purposes, surveillance cameras are in operation throughout our premises, recording activity of individuals present on our property.
PACKAGE DELIVERY POLICY:
The hotel does not accept package deliveries or personal mail under any circumstances. Any packages received will be returned to the delivery carrier or disposed of at the hotel's discretion. The hotel expressly disclaims liability for any damage or loss of packages and is not responsible for the delivery or safekeeping of any packages or personal mail belonging to guests.
